It’s always a nice moment when someone gives you positive feedback, it adds to the job satisfaction knowing that you have delivered what you promised and left a good impression with the client. A good impression also goes along way when securing future works especially in the world of Facility Management; I have always been led to believe that word of mouth is a powerful advertising tool, get the job right and people will recommend you to others which will hopefully lead to the phone ringing from other potential clients. I think you will agree that in our industry word of mouth is priceless!
Customer satisfaction is something that we feel strongly about at No1 Facilities Management and its definitely something we look for when we are adding to our team of in-house trades, we spend a lot of time instilling this into our engineers that they more than a trades man, they are ambassadors for our company, they meet with our clients on a daily basis and its them that is often the gauge on which existing and new clients alike measure our company and the services we provide.
When delivering services such as planned preventive maintenance, reactive maintenance or any of the Full FM services it’s vital that you strike the balance between a reliable and dependable service and a cost effective price that everyone is comfortable with. I’ve heard many facilities managers or property managers say that it’s not all about price it’s also about the level of service you receive which is totally correct but after receiving feedback like we have recently it’s safe to say we have found that all important balance between the two.
One of our larger clients recently asked us if we could assist with a project they were dealing with and provide a bespoke service which they were looking to renew their clients building regulations and certification. The list of services we provided covered standard things such as fixed wiring tests, annual emergency lighting tests, man safe and fall protection testing as well as things like annual water temp, pressure testing and legionella sampling to name just a few.
As we do with all our clients we ensured that our engineers delivered a first class service, not only did we arrive on time every time but we created and followed all RAMS (risk assessment and method statements) to the letter ensuring that every area in which we worked in was carried out in a safe way and left clean afterwards, just as expected, it’s the little things like taking time to clean a work area properly after the works are completed that gives our clients an extra bit of reassurance that we care about the level of detail in all the services we provide.
Needless to say that on completion of this part of the project, our client was extremely happy with the level of professionalism we provided but it doesn’t end there, our client was exceptionally happy when they reviewed the rates we actually charge, unlike some companies out there and let’s be honest they are out there, we don’t see our industry as a licence to print money. We genuinely offer our client’s significant savings on all the services they commissioned us to provide and we do what we can to shatter the myth that often seems to hang over facilities management and reactive maintenance, you can get a really good reliable service at a good price, it’s just a matter of finding the right company and our client is confident that by choosing to work with us they have done just that.
On this project we attended to four apartment blocks housing over 250 luxury apartments and penthouses and a large multi-story carpark with over 500 carpark spaces, the instructions from our client was to carry out the following services:
- Five year fixed wiring tests to renew the certification to NIC-EIC standard, for this we tested at least fifteen 3phase mains distribution boards’ inc remedial works.
- We also carried out 3HR Emergency Lighting tests on all four apartment blocks and the multi-story carpark.
- Man-safe and fall protection services on all fixed access wires and eye holes located on the roof space providing full up to date certification.
- We carried out full water temperature tests in all communal toilet and public areas.
- Dry riser pressure testing.
- Full bacteria testing for legionnaires etc.
We delivered all these services plus others well within the allocated time slots and below budget, our clients was expecting to pay a higher price for this when we delivered all this and more as well as full certification where needed for around 20% less than they expected. Our client was so happy that we have now been commissioned to carry out the PPM and reactive maintenance for the rest of their financial year and no doubt they will have us back again on renewal.
